This example shows why the condition of the brickwork matters when defining a repair scope. A cap and the masonry beneath it are separate parts of the work.
A Marietta homeowner reported water entering the home, a rusted chase cover and rotted trim. Our roof evaluation identified the chase cover as the source of the water entry. We replaced it with a better-fitting cover and repaired the resulting water damage, including the affected trim.
The repair addressed both the entry point and the damage it had caused. When reviewing a similar scope, ask whether damaged trim and other affected materials are included alongside the cover replacement.
An Atlanta homeowner reported water entering her home. On the roof, we found that the chimney had no crown covering the masonry around the flues and identified this as the source of water entry. We repaired the chimney top by adding the missing crown.
The before photo shows a cap over one flue while the surrounding chimney top remains open. It illustrates the difference between a flue cap and a crown: they cover different parts of the chimney.
The matched photos show the same smoke chamber before and after resurfacing. The earlier image records dark, irregular masonry surfaces; the later image shows a continuous light-colored surface over that area.
This example shows the visible surface change. The photos alone do not establish draft performance, the condition of the full flue, or clearance for use; those questions belong in the inspection findings and repair scope.
The matched firebox photos document worn interior surfaces before masonry restoration and clean, light-colored firebrick afterward. They record work inside the fireplace, a different area from the smoke chamber above it.
When reviewing a similar estimate, ask which firebox surfaces or joints are included and whether other chimney components need separate attention. The visible finish does not describe the condition of components outside the photo.
